Park and Victoria Shadow Study

The studies on the proposed development at 146 Victoria concluded that there "there are no unreasonable shading impacts on surrounding streets, open spaces, and residential areas from the proposed development.".

While reviewing the developer’s Shadow Impact Analysis for the Park and Victoria proposal, it was noted that some of the shadows seemed incorrect. Specifically, shadows shown for 5:00pm, 6:00pm and 7:00pm on June 21, seemed unlikely as the sun appeared to be setting nearly in the North as opposed to the West. Further, the images in the developer’s analysis did not show the full extent of the shadows cast.

Members of Livable Park and Victoria decided to do a shadow impact study using their own model and shadow tools.

To double check, a solid model of the development was generated in Sketchup and accurately geolocated. The video is a compilation of 12 ‘scenes’ that were generated by Sketchup. An online tool (https://www.suncalc.org)/) was used to verify the accuracy of the Sketchup images. Finally, NCH’s VideoPad video editor was used to combine the 12 scenes and add titles, text and audio.
